Michael is an experienced commercial real estate partner and has a proven track record in advising on every aspect of commercial real estate including retail, office, industrial, hospitality and leisure, multi-family, student housing, affordable housing, data centre, leasing transaction, healthcare and real estate investment finance.

Michael and his team provide a comprehensive property asset management legal service which includes day-to-day management of large property investment portfolios, mixed-use schemes, shopping centres, office developments, retail parks, and hotels. He has advised and continues to advise owners and developers of some of the largest mixed-use developments in Ireland and due to his vast range of practical property experience, he maintains an asset management role in many of these schemes.

Michael offers practical advice that draws on his extensive industry experience, creative solutions to challenges and a fee model that delivers efficiency and transparency for his clients. His clients include institutions, private investors, developers, investment funds, asset managers, retailers, banks and private equity.

Recent Work

Michael’s recent transactions include advising:

  • Whitbread Group Plc in the role out of their Premier Inn hotel brand in Ireland to include negotiation of development agreements, construction documents and occupational leases for each of their new sites in Dublin and Cork.
  • UK Investment Fund in setting up a social housing platform in Ireland to include negotiation of a €100 million banking facility, the acquisition of social housing units and negotiating long term leases with Local Authorities in various locations in Ireland.
  • Syndicate of developers in the sale of 500 multi-family apartment units to Marathon Asset Management for €120 million.
  • Corum Eurion Fund in the acquisition of Block P3 Eastpoint Business Park for €20 million.
  • M & B McNamara in the financing and sale of a large apartment block to an Irish Investment fund to include negotiating and finalising a long term enhanced lease with Tuath.
  • A number of high profile owners and occupiers in their asset management and letting strategies to include Elverys, JD Sports, PI Pizza, M7, Holland & Barret, and Rohan Industrial Holdings to include drafting and negotiation of agreements for lease, occupational leases and licences.
