Tom is a partner within the real estate department at Philip Lee. Tom specialises in advising on real estate finance, investment and landlord and tenant acting for domestic and US/UK banks, private equity and institutional investors.

Tom has significant experience in advising on real estate financing having worked on transactions in excess of €2.5bn by value. He has been involved in a wide range of projects including significant international restructurings, State infrastructure project financing and financing and re-financing of mixed property portfolios.

Tom has particular expertise in advising on all sides of forward funding and forward purchasing of core office, hotel/leisure and primary logistics assets.

Tom has a particular interest in landlord and tenant law and advising on green leases across all asset classes.

Recent Work

Since qualifying in 2010 Tom has exclusively practiced in real estate acting in many significant and complex transactions, recent examples of which include:

  • Advising a US investment manager in its €200m refinance of an institutional investor’s mixed-use property portfolio;
  • Advising a family office on its >€30m disposal of a fully tenanted Dublin based logistics portfolio;
  • Advising a German investment fund on its forward funding and leasing of c. 170,000 sq ft LEED Gold core office building;
  • Advising a pillar bank in providing development finance to the forward funder of c. 170,000 sq feet of core office space;
  • Advising a market leading fintech on its leasing of EMEA Headquarters in Silicon Docks, Dublin 2;
  • Advising the developer/tenant on its forward purchase and leaseback of a c. 150,000 sq ft prime logistics facility with a transaction deal of c.
  • Advising a domestic investment manager on its acquisition of a portfolio of hotels and resorts in Dublin and in the regions.
